Rezoning of the Gifford Hill land to accommodate residential, local, retail and community centers and equine commercial, recreation and open space areas occurred in July 2010. Murray Bridge is one of the fastest growing centers in Regional SA. The population is expected to double over the next 20 years as a result of the significant industry opportunity and growth in the township of Monarto and the region in general. The growth will be supported by housing, recreation, retail and community services.
The Murray Bridge Racing Club (MBRC) identified an opportunity to establish a best practice new racecourse and training centre on the Gifford Hill land. The MBRC negotiated support at State and Local level, with the backing of the thoroughbred racing industry. Over one third of the site will be dedicated to the racecourse with residential, stabling, open space and recreation areas associated with equine activities defining this area.
Residential living as well as a focal neighbourhood village centre with a range of community services will support the establishment of the new Gifford Hill population as well as provide services to existing townships within the region. The Gifford Hill land will serve to meet the supply of some 57% of the expected population growth of Murray Bridge in stages over 20 years. The residential zone will be bounded by open space that incorporates native vegetation which also provides a visual buffer to the Southern Eastern Freeway.
